I’m truly sure you have read lots of articles about Domestic and Commercial EPC Assessors. They are definitely fashionable with bloggers and readers alike.

Since 2012, an energy performance certificate, often referred to as an EPC, has been legally required for the sale and leases of commercial properties. It is the responsibility of the Landlord or Seller to ensure that a valid EPC is in place prior to advertising or agreeing to a lease or sale of the property. An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient). The better the rating the lower the cost of running the property. An EPC is valid for 10 years. Wondering what's an EPC E rating and how do I improve it? If your property achieved an E EPC rating, it means it scored low on its energy performance and well below the recommended Energy Performance Certificate rating of C. However, your home won’t be alone in its score. According to new research by Open Property Group, 60% of homes in the UK have an EPC ranking between D and G. Energy efficiency measures can support good physical and mental health primarily by creating healthy indoor living environments with healthy air temperatures, humidity levels, noise levels, and improved air quality. Landlords can make improvements to their properties (should they fall into the F or G categories) at no cost of their own by calling on third party finance. It is in a landlord’s best interests for their properties to be as energy efficient as possible, as this should will appeal to tenants. The prospect of lower energy bills and a warmer, better insulated property will always prove attractive to tenants. And if the landlord ever experiences a void period, and has to cover the energy bills, both the landlord and their tenants will benefit from the savings. Tackling fuel poverty has a wide range of social benefits. Cold homes are recognised as a source of both physical and mental ill health. Transforming our housing stock so that homes are warm, healthy and fit for the future will help protect the health of those most vulnerable and reduce the strain on our NHS, whilst complementing the approach to more preventative healthcare.



The better the insulation (both cavity wall if necessary and roof and loft), the less heat that will be lost from the property. This means that more heat is kept inside where it is required, with less air infiltration into the ‘building envelope,’ all helping to ensure better energy efficiency, less heat loss and lowered energy and heating bills. This also includes the glazing of a property. Double or triple glazing will contribute to a much better insulated property. If you're keen to get the best EPC rating possible, the best way to improve your EPC rating is to make energy efficiency improvements and adjustments to your home's energy set up before the EPC inspector comes to call. An EPC gives a clear view of a property’s energy efficiency. If you’re a homebuyer you must make sure the seller has a valid and up to date EPC rating. A better rating could be attractive for a potential buyer or tenant, whereas a lower one indicates that the property could incur higher energy bills. An EPC – or Energy Performance Certificate – ranks properties in terms of energy efficiency. The most energy efficient homes are rated A while the lowest are rated G. EPCs also include information about the property’s energy use and costs as well as recommendations about how to make your home more energy efficient and cheaper to run. These could include everything from installing insulation to switching to energy-saving lightbulbs. There are multiple approaches to facilitating a mees in the workplace.

Fully Qualified Assessors

An EPC informs the buyer about the energy performance of a property. It is a legal requirement for the seller, to provide a commercial EPC prior to your property being marketed. A copy of an EPC must be made available to potential buyers at all times. A commercial EPC is valid for ten years from the date of issue and this system is used throughout the EU. Access to EPC data repositories has shown a positive impact on the market value of energy efficiency improvements, contributing to the market transformation the EPBD aims at. Commercial EPC‘s are not required for some type of buildings: such as places of worship, those that are stand alone and low energy demand and less that 50m2 and any that are scheduled for demolition. Most of us are now familiar with the minimum energy efficiency standards (MEES) which came into effect in April 2018 and stated that new tenancy agreements and renewals (other than some HMOs such as bedsits) must have an energy performance certificate (EPC) rating of E or above. In April 2020, the standards were extended to cover all relevant properties, even those that had no change of tenancy. A good energy rating can be a positive marketing tool showing potential purchasers that your property is economical and eco-friendly. Having an EPC in place, even if you aren’t selling can help you to take valuable action to reduce your energy bills. An understanding of the challenges met by commercial epc can enhance the value of a project.

If you are selling, renting or commissioning a new building you must have an EPC undertaken because if you don’t the penalties could be severe. Enforcement agencies have the power to investigate and request a copy of the EPC and the accompanying recommendations report. The responsible person has 7 days to produce this documentation upon request. An EPC is a certificate that tells you how energy efficient a building is by rating it from A (very efficient) to G (very inefficient). It contains information about how the construction of the home affects its energy usage and will tell you how expensive it is to heat your property and what its annual carbon emissions are likely to be. An EPC is valid for 10 years (unless a new valid certificate is commissioned within this time). A landlord may choose to commission a new EPC if there have been significant changes to a property which would impact the current EPC. The point of EPC certificates is essentially to inform potential buyers or tenants about the energy performance of a building. Armed with this knowledge they can consider energy efficiency as part of their investment or business decision to buy or rent that room or building. Non-compliance with MEES could result in enforcement action and a fine. For breaches with a length of less than three months, the maximum penalty for commercial properties is £5,000 or 10% of the rateable value of the property. For breaches with a length of more than three months, the penalty doubles: the maximum penalty is £10,000 or 20% of the rateable value of the property. There are many options available when it comes to epc commercial property in today’s market.

Property Rules Are Changing

The potential rating shown on the EPC is based on all cost-effective recommendations being implemented. The EPC will assess the energy efficiency of services which are present in the building. It will not comment on the safety aspects or maintenance of the services nor will the assessment confirm that the installed system is fit for purpose. MEES stands for Minimum Energy Efficiency Standard. It came into force on 1 April 2018 and set new energy efficiency regulations for private rented properties throughout the UK. It’s designed to highlight low standards of energy efficiency in properties in a bid to get landlords to take measures to raise them. The Government’s aim is to reduce energy consumption. It is only a matter of time before business rates are linked to energy efficiency. EPCs are also compulsory for all buildings. To complete an EPC, an accredited Energy Assessor will visit your property and conduct a visual survey. The Energy Assessor will undertake a measured survey and take photographs, recording various aspects of the property including the windows, lights, heating and radiators to help calculate the properties EPC rating. Energy Performance Certificates are valid for 10 years from the date of issue. That means, when viewing a property you may be looking at an EPC that is already quite out of date. In the broadest of terms, electricity is now your friend and gas has become the enemy. This is a complete reversal of how they have been treated in SBEM until now. It appears that electricity changes from being (in the region of) twice as bad as gas to slightly better than gas. Simplified building energy model is a computer program that provides an analysis of abuilding’s energy consumption. The tool is designed to cover buildings that are not dwellings. It has been adopted by government as part of the UK national methodology for calculation of the energy performance of buildings. It is also used to produce consistent and reliable evaluations of energy use in non-domestic buildings for building regulations compliance and for building energy performance certification purposes. All Commercial properties being sold, let or having a lease reassigned, are required by law to have an Energy Performance Certificate (EPC). The survey for a Commercial Energy Performance Certificate is more detailed than the Domestic Energy Performance Certificate and usually takes considerably longer due to the size and elements involved. Heating, Lighting and activity have a greater bearing on the rating, than with Domestic E.P.Cs. The EPC assessor will check the number of fixed lighting and low-energy light bulbs in the house, and find out what percentage of the lights are energy-efficient. There’s a wide range of LED lights available, and opting to use them than the usual halogen bulb will improve your home’s efficiency. The Standard Assessment Procedure (SAP) is adopted by Government as the UK methodology for calculating the energy performance of dwellings. The SAP rating is based on the energy costs associated with space heating, water heating, ventilation and lighting, less cost savings from renewable technologies. Maximising potential for mees regulations isn't the same as meeting client requirements and expectations.

Renewable Heat Incentive (RHI) Scheme

Commercial Energy Performance Certificates (EPCs) are required for the sale or lease of any commercial building, excluding churches and temporary buildings. An EPC is valid for 10 years and allows a potential purchaser or tenant to make an informed decision about a property's energy efficiency. The report also allows you to make any of the recommended improvements to increase the rental potential and desirability of the property to a potential tenant or buyer. The commercial EPC produces an actual building emissions rate or the BER, based on the fabric and the installed business services. This can be compared to the target emission rate (TER), which is the rate if the building was constructed to today’s buildings regulations. The ‘cost of living’ is probably a phrase that you’re tired of hearing. It’s everywhere, and it’s frightening. However, the reality is that this is something we are all going to face in one way or another. The good news is that there are quick and simple actions you can take to cut down on those rising bills.
